PropertyInit LLC ("we," "us," or "our") operates the PropertyInit website and report generation platform. This Privacy Policy explains how we collect, use, disclose, and safeguard information when you visit our website, request support, join the waitlist, or purchase a report.
PropertyInit is offered for US commercial real estate screening only. PropertyInit reports may not be used to screen residential property, support dwelling-related eligibility decisions, or evaluate consumer-credit eligibility.
1. Information We Collect
Information You Provide
- Contact information: name and email address when you sign up for early access, purchase a report, or contact us.
- Property and order information: the commercial property address you submit for screening, the state/county/ZIP returned by geocoding, your order status, report ID, and checkout confirmations.
- Payment and transaction metadata: checkout identifiers, payment status, promotion-code usage, and payment processor event metadata. We do not store full payment card numbers on our servers.
- Commercial-use attestations: acknowledgments that the property is commercial and that the report will not be used for residential, dwelling-related, or consumer-credit decisions.
- Public-record and parcel context: environmental, flood, wetlands, parcel, assessor, building, zoning, and related public-record data returned by the government and commercial data sources queried for your report.
Information Collected Automatically
- Basic server and application logs, including IP address, browser type, request timestamps, request paths, and error/debug events.
- Basic aggregate usage and performance metrics derived from server and application logs to help us understand page performance and aggregate product usage.
Report Data
- We query publicly available federal and state environmental databases, plus parcel and site-context data providers, on your behalf for eligible US commercial property addresses. The returned data is stored in connection with your report and may include third-party property-owner, assessor, building, zoning, or transfer-history fields that are present in those source records.
2. How We Use Your Information
- To generate and deliver your environmental screening report.
- To process payments and send transactional emails (report delivery, receipts, error notifications).
- To respond to customer support inquiries.
- To send early access, waitlist, or launch notifications if you signed up for them.
- To monitor, secure, debug, and improve the platform.
- To prevent misuse of the commercial-only launch and enforce our terms.
We do not sell your personal information to third parties, and we do not share personal information for cross-context behavioral advertising.
3. Service Providers
We disclose limited information to service providers for business purposes needed to operate PropertyInit and deliver reports:
- Payment processing: checkout details, receipts, and payment confirmation. We do not store full payment card numbers on our servers.
- Hosting and storage: account, order, report, and basic technical log data needed to run the service.
- Email delivery: name, email address, order status, report links, receipts, support replies, and service notices.
- Report data and mapping: property verification, location context, public-record lookup, and map information used in the report.
- AI-assisted report drafting: the property address and report inputs needed to prepare the narrative and risk summary. Payment card information is not sent for this purpose.
- Operations: limited technical alerts and logs used to monitor failures, security events, and service health.
We do not disclose personal information to these providers for sale or cross-context behavioral advertising. These providers process information under their own policies, service terms, and any applicable service-provider agreements.
4. AI and Public-Record Parcel Data
PropertyInit reports combine deterministic database results with AI-assisted narrative synthesis. To generate the narrative, we may transmit environmental findings, parcel-use context, building facts, and related report inputs to our AI provider. The final report remains a commercial screening tool and not professional environmental advice.
Parcel and assessor data may include public-record information about property ownership, value, or transfer history. Those fields are used to support property-context analysis and commercial-use controls.
5. Data Retention
Purchased report records, generated PDFs, source-query results, payment event metadata, and support records may be retained for at least 180 days and longer where reasonably necessary for support, security, fraud prevention, tax/accounting, dispute resolution, legal obligations, or internal operations.
PDF download links are time-limited and currently remain active for up to 7 days after issuance.
Waitlist, launch-notification, and contact-submission data may be retained until the request is fulfilled, the launch campaign is complete, or the data is no longer needed for the purpose for which it was collected, unless we need to retain it longer for the reasons described above.
6. Data Security
We use industry-standard measures to protect your information, including encrypted connections (HTTPS/TLS), access-controlled database credentials, and secure third-party payment processing. However, no method of transmission over the Internet is 100% secure, and we cannot guarantee absolute security.
7. Your Rights
You may request access to, correction of, or deletion of your personal information by contacting us at privacy@propertyinit.com. California residents should refer to Section 9 for rights under the CCPA/CPRA.
8. Children's Privacy
PropertyInit is a business-to-business service and is not directed at individuals under the age of 18. We do not knowingly collect information from children.
9. California Residents — CCPA/CPRA Rights
If you are a California resident, you have the following rights under the California Consumer Privacy Act (CCPA) as amended by the California Privacy Rights Act (CPRA): (a) the right to know what personal information we collect, use, disclose, or sell; (b) the right to delete personal information we have collected from you, subject to certain exceptions; (c) the right to correct inaccurate personal information we hold about you; (d) the right to opt out of the sale or sharing of personal information (PropertyInit does not sell or share personal information for cross-context behavioral advertising); and (e) the right not to be discriminated against for exercising any of the above rights. To submit a verifiable consumer request, contact us at privacy@propertyinit.com. We will respond within 45 days. We do not knowingly sell the personal information of California residents.
10. Changes to This Policy
We may update this Privacy Policy from time to time. Non-material changes will be posted on this page with a revised effective date. Changes that materially affect your rights — including changes to data retention periods, data sharing practices, or dispute resolution — will be communicated by email to the address on file at least 14 days before taking effect, and will not apply retroactively to reports already generated or transactions already completed. Your continued use of PropertyInit after the effective date of any update constitutes acceptance of the revised policy.
